The City of Manitowoc has taken the final step to build homes on the former Mid-Cities and Lakeshore Mall properties.
The common council unanimously approved a resolution for the final plat for the new Mariners Lux Subdivision, which creates 41 lots for future homes.
Mayor Justin Nickels called the resolution the final piece for the city.
“This will be the last time we have to see anything,” he noted. “Next thing you’ll see are buildings going up, so, nice conclusion.”
City documents show the city’s engineering department expects Tycore Built, the group in charge of building the homes, to continue work on street, utility, erosion, and stormwater items like testing and other infrastructure-related items.
Manitowoc will also take ownership of a stormwater detention pond when it’s done.
One concern the city has is with settlement issues where new utilities will be installed because of concrete paving expected to be completed later this year.
Because of that, the City’s Engineering Department is requiring testing for all sanitary, storm, and watermain trenches below any future pavement in a Right-Of-Way.
The City of Manitowoc has been working since 2023 to tear down the former Younker’s mall site and get it ready for redevelopment.
The property was blighted before the city bought it in 2024. After the area was rezoned, Tycore Built purchased the property to begin development. Construction could start soon before July ends.
