
The hotly contested new housing development on a newly formed Tax Incremental District 25 in Sheboygan is set to be discussed.
The Sheboygan Plan Commission will meet today (May 27th) at 4:00 p.m., and the largest item on their agenda is regarding the Northern Lights Subdivision that will go into TID 25, the former site of Memorial Hospital.
The developer, Pelton Builders, has submitted a preliminary plat for the subdivision, which will be located between North 6th and 7th Streets.
The plan will include 21 single-family lots that are approximately 70 feet wide. Development in TID 25 has been proposed to be completed in phases from north to south, with five to six homes built in each phase.
Proposed home plans will feature houses ranging from 1,500 to 1,800 square feet.
They are estimated to cost home buyers roughly $400,000 and feature three bedrooms, two bathrooms, and a side-loaded two-car garage.
The agreement made by the City and Aurora prior to the approval of TID 25 requires Sheboygan and the developer to construct only single-family homes that match the current character of the existing neighborhood.
