
Manitowoc’s mayor is explaining more about an upcoming city property reassessment.
Mayor Justin Nickels tells SeehaferNews.com that he’s been getting a lot of questions from residents and wanted to answer some of the big ones.
He explained, “First and foremost, the city is required by state law to complete the reassessment on all properties because the city is at 90% of equalized to assessed value.”
State law also allows for municipalities to be 10% off of 100% and cannot go above 110% or below 90%.
Nickels says anyone who thinks the city is doing the reassessment to get more taxes for whatever should not that no elected official enjoys going through this.
He continues saying if he wanted to be sly, he could have pushed it off, but it’s his job to follow state law.
Nickels spoke about Associated Appraisal Consultants, the group hired by the city to do the reassessment, saying the company has to follow state law when valuing a property and, again, is out of the city’s control.
Nickels also says the city is at about 90.8% mainly because the housing market continues to fluctuate at a much higher rate than we have seen in many years in the city, but it doesn’t mean that your house will automatically increase or decrease in value.
Manitowoc’s mayor finishes by saying he believes it is beneficial to allow the assessor into your home to do a full inspection to get the most accurate assessment possible.
However, it’s not required.
Residents can also appeal to the city Board of Review in September/October this year before 2026 tax bills are mailed out.
